Parging Repair in Toronto
Parging is the protective coat on your foundation's exposed face — and in Toronto it fails on a schedule, because freeze-thaw finds every spot where the original coat lost its bond. We repair cracked, loose, and delaminating parging on foundations, porch bases, and front entrances.

Foundation parging
The strip of foundation between soil and brick takes weather from both directions: rain and splash-back from above, frost from below. When parging cracks or lets go, the foundation face beneath it starts weathering directly. Repair means removing everything that's lost its bond — not coating over it — prepping the wall, and applying a coat that's bonded, tooled, and cured to last.
Porch and entrance parging
Porch bases and entrance walls are the parging most visible from the street, and usually the first to fail — they take the most salt splash and the most sun-driven freeze-thaw cycling. A clean parge coat on the porch base is a useful finishing upgrade a Toronto front entrance can get, and it's often done alongside porch or step repair in the same visit.
Why parging fails
Parging fails from the bond line, not the surface. Coats applied to dusty, unsaturated, or painted walls let go no matter how good the mortar was; thin decorative coats fail in one or two winters; and coating over previously failed parging just gives the new coat something loose to fall off with.
That's also the honest disclaimer: parging is a protective and cosmetic layer, not a structural repair. If your foundation has active cracks or water coming through, parging over them hides the evidence without fixing the problem — and we'll say so rather than sell you a coat of makeup.
Our parging process
Every failed and hollow section comes off first — sounding the wall tells us what's loose. The substrate is cleaned and prepared, the coat is applied at proper thickness and tooled to shed water, and it's cured, not abandoned. It's not complicated; it's just rarely done with patience, which is why so much Toronto parging is on its third coat.

A considered process.
- 01
Photos
A photo of the wall tells us most of what we need for a rough range.
- 02
Sound & strip
All hollow and de-bonded material comes off — the step everyone else skips.
- 03
Prep
Clean, sound substrate, properly dampened for bond.
- 04

Full-thickness coat, tooled to shed water at grade and sills.
- 05
Cure
Protected cure so the coat gains strength before weather hits it.

Useful answers.
How long does parging last in Toronto?
Done properly — failed material removed, substrate prepped, full-thickness coat, real cure — parging should last well over a decade. The short-lived parging you see around Toronto is usually a thin coat applied over dust or over previously failed parging, and no material choice survives a bad bond.
Can you parge over old, cracked parging?
No — and anyone who says yes is quoting you a repeat failure. New parging bonds only as well as what it's applied to, so anything hollow or de-bonded has to come off first. It's more labour than a skim coat, which is exactly why skim coats are cheaper and fail.
Is parging a fix for foundation cracks or leaks?
No. Parging is a protective and cosmetic layer. It can cover hairline surface crazing, but an active structural crack or water infiltration needs an actual repair first — parging over it just hides the evidence. We'll tell you which situation you have.
When can parging be done?
Parging needs above-freezing temperatures to cure, so the season runs roughly April to November in Toronto. Spring is ideal: winter's damage is visible and the coat gets the full warm season to cure before the next frost.
Can parging be done at the same time as porch or step repair?
Yes, and it usually should be — the porch base and foundation face share the same weather exposure, and doing them in one visit saves on mobilization. Mention it in your photos and we'll quote it as one scope.
